1. Collecting the tax from guests

The property manager collects the tax from the guest: it is not your revenue, but a sum you collect on behalf of the Municipality. It generally applies per night and per person, up to a maximum number of nights, taking exemptions into account.

  • Amount per night × people × nights, up to the maximum number of nights set by the Municipality.
  • Exemptions and reductions (e.g. children under a certain age, in some cases): they vary from Municipality to Municipality.
  • Show the amount to the guest transparently, separate from the price of the stay.
  • Issue a receipt or a note of the amount collected, if requested.

2. Paying the Municipality: deadlines and methods

The collected sums must be paid to the Municipality on a periodic basis — monthly, quarterly or as set locally — through the channel indicated by the administration (often F24, PagoPA or a dedicated transfer). Deadlines change from Municipality to Municipality: always check the ones for your area.

A practical tip: keep the tax sums separate from the property’s takings. They are not your money, but the Municipality’s, and when the deadline comes they must be there in full.

3. The tourist-tax declaration

Besides paying, you have to declare. The declaration summarises, for the reference period, the overnight stays, the amounts collected and any exemptions. In many cases it is annual, but some Municipalities also require periodic reports. The manager is considered responsible for paying the tax, with specific obligations: the declaration is not optional.

Here too the form, method and deadline depend on the Municipality (and, where applicable, on the national model): always check your Municipality’s official guidance before submitting it.

The most common mistakes (and the penalties)

Most disputes arise from repeated oversights, not from complex cases.

  • Not collecting the tax from all guests who are required to pay it.
  • Applying exemptions incorrectly, too much or too little.
  • Missing the payment deadline to the Municipality.
